EXS Marks The Spot

Camrost Felcorp celebrates nearly 50 years of innovation with its most ambitious project yet.

Mississauga’s skyline has been transforming over the past decade, but few projects capture the city’s ambition quite like Camrost Felcorp’s Exchange District. At the heart of the four-tower master-planned community is EXS—Exchange District Signature—a purpose-built rental tower that combines residential luxury with a vibrant cultural and retail hub.

For Camrost, now approaching its 50th anniversary, EXS is more than just another building. “Over the past couple of years, what we’ve really done is carve out this niche of master-planned communities,” says Christopher Castellano, the company’s vice president of sales and marketing. “We believe that this is how you’re able to bring a very all-encompassing living experience to purchasers and residents—not only with the incredible suites that we’re known for, but a very active and engaging pedestrian realm.”

That philosophy is evident in every detail of EXS. The building is a striking mix of design and function, boasting imported Trevisana Italian kitchens, high-end Kohler fixtures, and Miele appliances as standard—a first for Mississauga’s downtown core. Residents can enjoy expansive layouts encompassing full dining rooms, kitchens, living areas, and even space for king-sized beds in the two-bedroom suites, all starting at $2,750 a month. “You’re getting the space; you’re getting a luxury building for the price that one-bedrooms are leasing out for in downtown Toronto,” Castellano says.

Beyond its interiors, EXS anchors a community within a community. The tower includes a 20-room boutique hotel and more than 30,000 square feet of amenities, from a private lobby featuring curated art, valued at $2 million, to an exclusive residents-only lounge. Residents also gain access to the Exchange Club, a 20,000-square-foot lifestyle hub featuring an indoor pool, rooftop terrace, basketball court, yoga studio and a dedicated amenity coordinator.

But it’s the ground-level experience that sets EXS apart. At its base, the Exchange District will welcome restaurants and cultural offerings, including Japanese Fish Market, a new concept from restaurateur Daniel Chaim; the latest Byblos Restaurant in Canada; a steakhouse; and Tim Hortons’s corporate concept store. These will sit alongside a grocery store, bike shop and an art museum. “It’s a very all-encompassing package that’s going to be housed in the development,” Castellano says.

The project’s location adds to its appeal. Steps from Square One, Celebration Square, and the Living Arts Centre, EXS is surrounded by Mississauga’s civic, cultural, and commercial heartbeat. The raised pedestrian piazza at the community’s core—landscaped and inspired by Rome’s Spanish Steps—further enhances the sense of urban vibrancy.

For Camrost, the Exchange District is also a statement of legacy. “Exchange District has been our most widely awarded project, both on a national and international level. It is actually the most awarded master-planned community in Canada currently,” Castellano says. “Ten years ago, the downtown Mississauga landscape was all condos and parking lots. We really saw an opportunity to bring a true internationally inspired community to this burgeoning core.”

With units now leasing and restaurants and amenities set to open over the coming months, EXS is more than a residence—it’s a destination. Castellano sums it up: “This project has been a culmination of the past 50 years of experience, and we were able to bring a lot of things to it that make it a true landmark community.”
